金辉集团冲刺IPO 拟募60亿开发房地产 新浪财经Level2:A股极速看盘 新浪财经客户端:最赚钱的投资者都在用   ⊙记者 黄群 ○编辑 全泽源   自2010年相关部门叫停房企IPO至今,房地产公司多选择境外上市融资,或偶尔有房企通过借壳登陆A股市场。进入2016年此局似有所松动。1月29日证监会官网预披露了主营房地产开发的金辉集团股份有限公司IPO招股书预披露文件,公司拟登陆上交所,目前总股本为18亿股,此次拟发行数量不超过6亿股,计划投入募资60亿元建设重庆金辉城、苏州优步花园、西安天鹅湾西园及西安金辉世界城上东区四个房地产开发项目。   金辉集团预披露文件显示,该公司发起人及主要股东为两家。其中金辉投资持有公司17.28亿股股份,占公司股份总数的96%,为公司控股股东;上海华月实业投资有限公司持股4%。公司实际控制人为林定强,其通过境外企业间接控制金辉集团96%的股份。   记者还注意到,上海华月于2014年成立,注册资本5000万元,实际是林定强亲属持有金辉集团权益的持股平台。该公司最初由林定强大姐之女陈云持股100%,目前正在实施增资,增资方也均系林氏家族内部成员。增资完成后,上海华月注册资本达到2亿元,其中陈云、林巍(林五姐的儿子)持股比例均为25%,林凤玉(林配偶胞姐)持股20%、林苹(林的四姐)及林凤华(配偶胞妹)持股为15%。   金辉集团IPO拟发行数量不超过6亿股,按上市前总股本18亿股计算,整个林氏家族持股数量将由目前的100%降至上市后的75%,林氏家族控制地位依旧高度稳固。   相比2015年11月在证监会官网预披露的房企万达和富力,金辉集团或许只能算个地产业“小兄弟”。但预披露文件显示,1996年成立的金辉集团,自福州和福清起家后,业务已扩展至重庆、西安、北京、苏州、上海、合肥和无锡等地。   金辉集团目前确立了“全国布局、区域聚焦、城市领先”的发展战略,重点覆盖中国东南部、长江三角洲及环渤海区域等经济发达的东部沿海地区与具有高增长潜力的中国中西部地区。2012年至2014年公司实现营业收入67.19亿元、102.16亿元、122.07亿元,对应净利润分别为13.27亿元、21.33亿元、20.35亿元;2015年1-9月实现营业收入96.95亿元,净利润8.88亿元。其中房地产开发业务所占比重最高,最近三年及一期占主营业务收入比重分别达到95.23%、95.68%、97.29%和 98.12%,是公司收入的主要来源。   相关财务数据还显示,截至2015年9月末,金辉集团货币资金合计23.45亿元,其中货币资金366.7万元,银行存款21.96亿元,其他1.45亿元。公司目前存货高达252亿元。2014年,公司结算面积达127.41万平方米,实现房屋销售收入118.49亿元。2015年前三季度,公司结算面积118.74 万平方米,实现房屋销售收入95.07亿元。   值得注意的是,陆续有经济学家及专业分析师预计国内楼市将出现分化,一线楼市强劲,而二三四线城市将步入调整期。由于金辉集团开展的房地产业务大部分集中在国内二、三线城市,上述城市在资源禀赋和人均购买力等方面普遍弱于一线城市。若国内楼市进一步分化,二、三线城市可能受到较大冲击,从而对公司业绩带来不利影响。对此公司在预披露文件中做了简单的风险提示。THE_END 进入【新浪财经股吧】讨论相关的主题文章:
